An advertised price is the seller's request; a transaction price reflects a completed agreement.

An advertised price is the seller's request; a transaction price reflects a completed agreement.

Advertisements are easy to see but may remain live or change price. Recorded transactions have different limits, including publication lag, coverage and incomplete characteristics.

For a valuation, compare multiple sources, check neighbourhood, condition, area and date, then give a range rather than false precision.
